What changes the price
- Room size
- More floor and wall area means more tiles, waterproofing and labour. Very small rooms cost more per square metre because the fixed work is the same.
- Moving the plumbing
- Keeping the toilet, shower and basin where they are is the biggest saving. Moving them means new pipework and often new floor falls.
- Tiles and fixtures
- Large-format and feature tiles take longer to lay. Designer tapware, frameless screens and custom vanities cost more than standard ranges.
- Hidden problems
- Water damage, rotten framing or asbestos only show up during demolition. They are quoted separately if we find them.
- Access
- Apartments with strata rules, lifts and limited parking add time. Easy access keeps the cost down.
